How to Screen for the Best Tenant for Your Salt Lake City Rental Property

Today I want to talk with you about how to find the best tenant in Salt Lake City. To do that, you have to screen properly and consistently.

Minimum Income Requirements

The first step is to have a pre-established minimum income requirement. This will help you avoid potential questions about discrimination. If an interested potential tenant meets the income requirement, have them fill out an application. You’ll need to collect information like social security numbers, dates of birth, cell phone numbers, and the names of spouses, children, and dogs. Collect all this information and keep it on file.

Run Vital Reports

Next, you want to run the applicant’s reports. Vital reports include the criminal history report, the credit report, and the eviction report. You also want to check the sex offender report. You need all four of those to make sure you know your tenant and to be sure you’re getting a good one.

Verify Income and Employment

Verify income and employment by asking for pay stubs, calling the applicant’s employer, and looking at tax records if your applicant is self-employed. There are various ways to sort through documentation, just make sure you can verify what the tenant earns.

Check Rental History

Use the application to talk to the current landlord. Find out what it has been like leasing to these tenants, and talk to other landlords from the past. When you pull the eviction report, you might find there are landlords the tenant doesn’t want you to know about.

You’ll want to do all these things consistently to avoid any question about discrimination. Make sure you do every one of these steps consistently for every tenant who applies to live in your property.
