Good Tenant Screening
Getting a good tenant in place starts with a good screening process, which we have covered in a previous blog. It has to be a thorough and consistent process to ensure you get the best tenant possible in your home.
You can drive by the property every few weeks or every month to see what things look like on the outside. It’s usually a good indication of what’s going on inside the home. Then, schedule quarterly or semi-annual walk-throughs inside the home. Do this twice a year at a minimum. It will give you the opportunity to see every bedroom and look at whether there are unauthorized guests living there or whether you can see evidence of pets that have not been approved. You can look for damage, illegal activities, and other things that might result in damage to your rental property in Salt Lake City.
Hold Tenants Accountable
You can also send tenants the bill while you know where they live. So, if something is damaged and it’s due to abuse or neglect on the tenant’s end, send the tenant a bill for anything they owe.
